Privacy Policy

This policy explains how pavelseryakov.com handles personal data — both for visitors to this website and for clients whose property documents I analyse. The service is operated by Pavel Seryakov, independent property advisor, entrepreneur individuel (micro-entrepreneur), SIRET 89079344100019, 47 Boulevard Marinoni, 06310 Beaulieu-sur-Mer, France. Your documents and client data

When you order a briefing, you send me copies of the relevant documents yourself — for example files you download from your syndic's extranet, from impots.gouv.fr, or from your own records. I never ask for, receive or use your logins or passwords to any portal or account.

These documents may contain personal data (names, lot numbers, amounts). I use them solely to prepare the briefing you ordered — the legal basis is performance of our contract (Art. 6(1)(b) GDPR). Please do not send sensitive data the analysis does not require.

I treat all client documents as strictly confidential and never disclose them to third parties without your consent, except where required by law. I do not use third-party AI tools on identifiable client documents.

Retention

  • Source documents you send are deleted within 30 days of final delivery of your briefing.
  • Invoicing and contractual records (name, amount, date) are kept for the period required by French law.
  • A delivered briefing hosted as a private page is kept only while you need access, and is removed on request.

This website

Visiting the site generates standard server logs (IP address, browser type, page accessed), managed by the host, Vercel Inc. (United States), and used only for security and operation.

The site uses Vercel Analytics and Speed Insights to measure traffic and performance in aggregate. These do not use advertising cookies and do not build personal profiles.

If you use the chat assistant, your messages are processed by Anthropic to generate replies, and a copy of the conversation (including your IP address) is sent to me by email via Resend (EU servers). If you email me, your message is stored in my mailbox.

Cookies, the Meta pixel and Microsoft Clarity

On its own, this site sets no advertising cookies. On your first visit a banner asks whether you accept advertising cookies; nothing advertising-related loads until you choose, and you may decline.

If you accept, the Meta (Facebook) advertising pixel loads. It sets a cookie (_fbp) and sends Meta Platforms Ireland Ltd. your interactions on the site (page views, contact and chat events) along with technical data such as your IP address and browser. Meta uses this to measure ad performance and may combine it with your Meta account for its own attribution and audiences, under Meta's own policy; data may be transferred outside the EU under the safeguards Meta provides.

With the same consent, Microsoft Clarity also loads. It records how the site is used (clicks, scrolling, mouse movement) to build anonymous heatmaps and session replays, and sets its own cookies (_clck, _clsk). The data is processed by Microsoft and may be transferred outside the EU under Microsoft's safeguards. If you decline, Clarity does not load.

The legal basis is your consent (Art. 6(1)(a) GDPR). You can withdraw consent at any time via the Cookie settings link in the footer, or by clearing your cookies; withdrawal does not affect processing already carried out.

What I don't do

  • No advertising cookies or trackers load unless you accept them
  • I never sell or rent your personal data
  • I make no automated decisions about you and run no profiling on my own systems

Your rights (GDPR)

If you are in the European Union you may request access, rectification, erasure, restriction or portability of your data, and object to processing. Email pavel@pavelseryakov.com; I respond within 30 days. You may also lodge a complaint with the CNIL (cnil.fr).
